Practical guidance for complicated home concerns

Get clear on what is happening, and stop managing the entire problem alone.

Mold, moisture, indoor air, health concerns, inspections, doctor visits, repairs, and remediation can quickly become one overwhelming project.

Start with a private consultation. Take the time to explain the entire situation to someone who understands the building, the air, the reports, the professionals involved, and what it is like to live through the problem. You will leave knowing what matters, what should happen next, what can wait, and when the situation needs to be escalated.

Direct guidance • Plain language • No remediation commissions • Available nationwide

You do not need to have the problem figured out before you call.

You may have:

That is enough to begin. You explain what has happened. We help organize the problem and determine the next step.

Two ways to work together

How much help do you need right now?

I need clarity and a plan

I want time to explain the situation, understand my reports or options, and know what to do next.

I want the process managed

My property, health concerns, construction, remediation, or number of professionals involved has become too much to coordinate alone.

You have not failed

The problem is not that you have failed to do enough.

You may already have called inspectors, visited clinicians, paid for testing, received remediation estimates, researched for hours, and tried to connect the information yourself. The problem is that each person usually sees only one part:

You are left trying to determine how the pieces fit together, which recommendation is correct, and what should happen first. Keystone gives you one place to explain the complete situation and receive an ordered path forward.

Start here

One-on-one consulting

Get the time and attention the situation actually requires.

A Keystone consultation is a direct, private conversation about your home, indoor environment, reports, previous work, concerns, and next decisions. This is not a rushed sales call. You can explain the history from the beginning, ask questions in plain language, and receive honest guidance without being pushed automatically toward more testing, remediation, or another expensive service.

A consultation may help when

  • You cannot afford to keep hiring the wrong professionals
  • You need to decide whether an inspection is necessary
  • You do not understand a mold or laboratory report
  • You are unsure whether recommended sampling will be useful
  • You received a remediation estimate without a clear explanation of the cause
  • Previous remediation or repairs did not solve the problem
  • You need help preparing questions for an inspector, contractor, landlord, remediator, or clinician
  • You want a second opinion before spending more money
  • You need to understand what should happen before demolition or rebuilding
  • You are overwhelmed and need the problem placed in order
  • Your concern may involve mold, HVAC, moisture, roofing, construction, or several at once
  • You do not know which type of expert should be contacted next

What we can review

Depending on the consultation, you may bring:

  • Photographs
  • Inspection reports
  • Mold or bacterial lab results
  • ERMI or other environmental test results
  • Indoor air monitor readings
  • Moisture readings
  • Remediation proposals
  • Contractor estimates
  • Repair histories
  • HVAC information
  • Symptom and location timelines
  • Communication with landlords, insurers, or contractors
  • Plans for renovations, additions, HVAC work, or reconstruction

You do not need documents to book, you can begin by simply explaining the situation.

What you should leave with

  • A clearer understanding of the situation
  • What is currently known and what remains uncertain
  • What may require additional investigation
  • The next actions, in priority order
  • What not to spend money on yet
  • Which type of professional may be needed, and the questions to ask them
  • Documents or evidence to collect
  • Risks that should be addressed promptly, and decisions that can reasonably wait
  • A clear escalation path when the situation requires more help

Direct and honest guidance

We will tell you when the available information is enough to act, when an inspection is justified, when sampling may answer a useful question, when testing is unlikely to solve the problem, when the concern is outside our scope, when another qualified professional is needed, and when there is not enough evidence to make a responsible conclusion. The objective is not to make the situation sound larger, it is to help you make the next correct decision.

When advice isn't enough

Sometimes advice is enough. Sometimes the problem has become a second job.

A consultation can give you the direction needed to move forward independently. Other situations involve a larger property, long-term symptoms, previous failed work, an upcoming renovation, several building systems, or a team of professionals who need to operate from one coordinated plan.

In those cases, knowing what to do is only part of the solution. Someone must also build the plan, find the right professionals, review scopes and recommendations, keep decisions in the correct order, track what was completed, identify what remains unresolved, protect the home from repeated mistakes, keep the process moving, and preserve the client’s time and attention. That is the purpose of Keystone Private Advisory.

Full-service advisory and coordination

Keystone Private Advisory

A complete map of the property, the environmental concerns, the people involved, and the path forward.

Keystone Private Advisory is designed for people who want a complex home or building concern assessed, organized, and managed with an exceptional level of care. The engagement may begin remotely or with time spent at the property. We learn how the building operates, how the property is used, what has changed, what work has already been completed, which professionals are involved, what the client is experiencing, and what a successful result must look like. The solution is then adapted to the property and the people living or working inside it. This is not a standardized checklist applied to every client, it is a documented advisory process built around the actual conditions, priorities, limitations, routines, and goals of the engagement.

The value

The same level of attention you would give the problem yourself, without making it your full-time job. When a home problem begins affecting daily life, the real cost is not limited to inspections and repairs. It consumes time, attention, energy, workdays, family time, travel, appointments, research, contractor meetings, report reviews, follow-up calls, repeated decisions, and the mental burden of wondering whether something was missed. Keystone does not remove the client from important decisions. It removes the need for the client to personally discover, organize, question, and coordinate every part of the process.

What the full map may include

The scope is adapted to the property and concern. It may include review or coordination involving, open a group to see detail. Not every engagement includes every item; the written scope identifies what is included before work begins.

A clear line between building and medicine

The building investigation and medical care should inform each other without being confused for each other. Keystone can help organize symptom timelines, property events, locations where symptoms appear different, environmental reports, questions for licensed clinicians, and information that needs to be shared across the team. Keystone does not diagnose disease, determine that a building caused a medical condition, prescribe treatment, or replace a licensed clinician. Your medical professionals remain responsible for medical evaluation and care.

What coordination means

One organized process instead of disconnected appointments and reports. Depending on the engagement, Keystone may coordinate with mold and moisture investigators, indoor air quality professionals, HVAC professionals, engineers, laboratories, roofing specialists, building-envelope professionals, contractors, remediation companies, material specialists, architects and designers, construction-quality professionals, licensed clinicians, and other specialists required by the situation. Each professional remains responsible for their own license, assessment, scope, contract, safety, methods, findings, and work. Keystone maintains the larger project map so each person understands why they are involved, what question they are answering, what information already exists, what must happen before and after their work, which decisions depend on their findings, and how their work connects with the rest of the project.

What the client receives

A working decision system, not another disconnected report. Depending on the agreed scope, the engagement may include:

  • A complete issue map
  • A property and environmental history
  • A prioritized action sequence
  • An expert and contractor responsibility map
  • A report and document index
  • Review of proposals, findings, and scopes
  • Questions prepared for professionals
  • Meeting coordination
  • A project schedule
  • Decision records
  • Inspection and testing recommendations
  • Repair and remediation sequencing
  • Contractor-ready scopes or handoff documents where appropriate
  • Verification checkpoints
  • Rebuild-readiness criteria
  • Ongoing follow-up
  • A maintenance and prevention plan
  • A clear record of what was found, decided, completed, and left unresolved

Confidence without overpromising

Complex does not have to mean directionless. No responsible professional can know every answer before the property and evidence are reviewed. What Keystone provides is a reliable process for determining what is known, what is not known, what must be investigated, who is qualified to investigate it, which decision comes next, what should be documented, how completion should be evaluated, and when the plan needs to change.

Our role, plainly

Clear about our role from the beginning

Keystone provides consulting, environmental and building guidance, project organization, and coordination according to the written scope. Keystone does not replace emergency services, licensed medical care, engineering services, architectural services, a regulated home inspection, contractor licensing, remediation licensing, laboratory analysis, or legal representation.

When another qualified professional is required, we say so and help place that work in the correct part of the plan. We do not accept remediation commissions. Any referral, ownership, affiliate, product, laboratory, contractor, or professional relationship that could affect a recommendation should be disclosed.

Questions

Answered plainly

Can I book a consultation without applying for Private Advisory?

Yes. General consulting is available as a separate service. You do not need a large property, a high budget, or a full project to receive help.

What can we discuss during a consultation?

You can discuss mold, moisture, indoor air, inspection results, testing, remediation proposals, previous repairs, HVAC concerns, construction, reports, rental concerns, or uncertainty about what to do next.

Can you review an existing mold report?

Yes, when report review is included in the selected consultation. Upload the report in advance so there is time to review it before the conversation.

Will you tell me whether I need an inspection?

We can review the available information and explain whether an inspection appears justified, what type of professional may be appropriate, and what questions the inspection should answer. A remote consultation cannot provide an onsite inspection or property clearance.

Do you diagnose mold-related illness?

No. We can discuss the environmental history, organize relevant information, investigate building conditions, and help prepare questions for licensed clinicians. Medical diagnosis and treatment belong to appropriately licensed medical professionals.

What is Keystone Private Advisory?

It is a custom, higher-touch engagement for complex properties and situations requiring detailed assessment, a coordinated plan, multiple professionals, ongoing decisions, or project oversight.

Can Keystone travel to my property?

Onsite travel may be available depending on the property, location, scope, timing, and professional resources required. Travel and related expenses are explained and approved before the engagement begins.

Do you manage contractors and remediators?

Keystone may coordinate schedules, scopes, information, questions, decisions, and verification checkpoints when included in the engagement. Each contractor or professional remains responsible for their own contract, license, safety, methods, work, and warranties.

How much does Private Advisory cost?

Private Advisory is priced according to the property, complexity, travel, professional team, requested involvement, and duration. After the initial conversation and record review, you receive a proposed scope and pricing structure before deciding whether to proceed.

What if I only need one answer?

Begin with a consultation. The service should expand only when the situation genuinely requires additional work.
